Good to know

Before you use a bigha number

  • 1 acre = 43,560 sq ft and 1 hectare = 10,000 sq m (about 2.471 acre) everywhere in India. Only the bigha and its parts change.
  • Some states have more than one bigha, and some districts use their own. Ask the seller which bigha they mean.
  • Land records (khatauni, jamabandi, 7/12, patta) usually give the area in hectare or acre too. That is the number that counts in a registry.
  • Plot sizes in towns are usually sold in sq ft or sq yd (gaj); farm land in bigha or acre.

FAQ

Frequently asked questions

Why is the bigha different in every state?

The bigha is an old local unit that grew up separately in each region, long before metric units. Land records today are kept in hectare or acre, but people still buy and sell in bigha, so the local size still matters.

How many bigha make 1 acre?

It depends on the state. In Assam and West Bengal, about 3.02 bigha make an acre; in Gujarat, 2.5 vigha; where the bigha is 27,225 sq ft, about 1.6 bigha. Choose your state above to see the exact number.

My district uses a different bigha. Can I still use this?

Yes. Choose "Other / my own bigha size" in the state list and type how many square feet your bigha has. Every other unit is worked out from that.

What is the difference between pucca and kachha bigha?

In parts of Rajasthan and Uttar Pradesh two sizes are used: the larger pucca bigha and the smaller kachha bigha. The state pages show both when a state has them.

Is the result accurate enough for a land deal?

The maths is exact for the size you choose. The size itself is the commonly used one, and some districts differ, so for a sale or registry always go by the area in your land record.
