Overview

About EMI Calculator

EMI (equated monthly instalment) is the fixed amount you pay every month until a loan is closed. Banks in India work it out on the reducing balance: EMI = P x r x (1 + r)^n / ((1 + r)^n - 1), where P is the loan, r the yearly rate divided by 12 (as a fraction), and n the number of months.

Each EMI first pays the interest on what you still owe, and the rest brings the loan down. That is why the early years of a long home loan are mostly interest: on ₹10 lakh at 8.5% for 20 years, the first year's EMIs pay ₹84,236 of interest and only ₹19,902 of principal.

The schedule shows this year by year, so you can see when prepaying helps most. A shorter tenure means a bigger EMI but much less interest in total.

Everything runs in your browser. Nothing you type is sent anywhere.

When it helps

  • Comparing the total interest on a 15 and a 20 year loan

Good to know

  • Processing fees, insurance and GST on charges are not included.
  • Floating rates change over time; the EMI shown is for the rate you enter, held for the whole loan.
  • Prepayments and EMI holidays are not modelled.
  • Your bank may round the EMI or count the first month differently, so its figure can differ by a few rupees.

Fix a problem

Troubleshooting

My bank's EMI is a little different

Banks round the EMI and may count interest from the disbursal date. A difference of a few rupees is normal.

The EMI is too high for my budget

Try a longer tenure or a smaller loan. The total interest will go up with a longer tenure.

I have the rate per month

Multiply it by 12 and enter the yearly rate. 0.75% a month is 9% a year.

FAQ

Frequently asked questions

What is the EMI on a ₹10 lakh loan at 8.5% for 20 years?

₹8,678 a month. Over 240 months you pay ₹20,82,776, of which ₹10,82,776 is interest.

What is the EMI on a ₹50 lakh home loan?

At 8.5% for 20 years it is ₹43,391 a month. Use the calculator for your bank's rate and tenure.

What is the EMI on a ₹5 lakh personal loan?

At 10.5% for 5 years it is ₹10,747 a month.

How is EMI calculated?

EMI = P x r x (1 + r)^n / ((1 + r)^n - 1), with P the loan, r the yearly rate / 12 / 100, and n the months.

Is a longer tenure better?

It lowers the EMI but raises the total interest a lot. Pick the shortest tenure whose EMI you can pay comfortably.

Why is most of my early EMI interest?

Interest is charged on what you still owe, which is highest at the start. As the loan comes down, more of each EMI goes to principal.

Is my data saved?

No. The calculation happens in your browser and nothing is stored or sent.
